First-Time Buyer's Guide to Scarborough, Pickering & Ajax (2026)

by Heather Harding

Toronto's east end has quietly become one of the most practical places in the GTA for first-time buyers. Scarborough, Pickering, and Ajax offer something increasingly rare: the possibility — not the guarantee, the possibility — of a detached home or a freehold townhouse within reach of a first-time budget, with GO Transit into the city and established communities around you.

This guide is written for buyers working with a budget in the neighbourhood of $600,000. It covers the real trade-offs at that price, how new builds and current incentives fit in, and what to expect before you start viewing.

Should I aim for a detached home or a freehold townhouse?

This is the central question at this budget, so let us answer it honestly.

A detached home in Scarborough, Pickering, or Ajax at around $600,000 is a competitive purchase. These homes exist — typically older bungalows or smaller detached houses, often in established neighbourhoods — but they attract strong interest precisely because they are the most affordable detached options in the GTA. Expect competition, expect to move decisively when the right one appears, and expect that the home may need updating. You are buying the structure type and the land more than the finishes.

A freehold townhouse — a townhouse you own outright, with no monthly condo fees — is the more comfortable fit at this budget. You get more house for the money: often three bedrooms, two or more parking spaces, and modern or newer construction. The trade-off is shared walls and a smaller lot. For many first-time buyers, that trade is the difference between buying this year and waiting two more.

There is also a middle category worth knowing: condominium townhouses, which look like freehold towns but carry monthly condo fees covering exterior maintenance and common elements. They can be well-priced, but always factor the fee into your monthly carrying cost — it affects what you qualify for.

My advice: decide your non-negotiables before you view anything. If "no shared walls" is truly non-negotiable, we hunt detached and accept the competition. If three bedrooms and two parking spots matter more than the building type, the freehold townhouse opens up far more options.

Could a new build work at my budget — and do the incentives help?

Possibly, and this is where 2026's programs matter. As I detailed in my guide to new-build incentives in Ontario, eligible first-time buyers can now recover up to $50,000 of the federal GST/HST on a qualifying new home, and Ontario's temporary expanded relief can bring combined support up to $130,000 on homes up to $1 million.

Why does this matter in Pickering and Ajax specifically? Because both have active new-build and pre-construction townhouse communities, where the incentive math can meaningfully change what you can afford. A new townhouse priced slightly above your resale budget may land within it once the rebate is credited — many builders credit it against your closing costs.

Two cautions. First, confirm the incentive math with your lender and accountant before you rely on it — eligibility rules are specific. Second, pre-construction means waiting: occupancy dates slip, and you need somewhere to live in the meantime. Go in with eyes open, and with a REALTOR® who reads builder contracts carefully.

How does GO Transit shape the east-end decision?

The Lakeshore East GO line is the backbone of east-end commuting, with stations at Guildwood, Eglinton, and Scarborough in Scarborough, plus Pickering GO and Ajax GO further east. For buyers working downtown or along the lakeshore, proximity to one of these stations is one of the highest-value features a property can have.

When comparing homes, weigh transit access alongside the house itself. A freehold townhouse a short walk from Pickering GO and a detached home a twenty-minute drive from the nearest station are different lifestyles, not just different houses. If anyone in the household commutes daily, visit the station at rush hour and time the door-to-door trip before you decide.

Drivers should note the 401 is the other backbone — and it earns its reputation at peak hours. Highway access matters, but so does an honest assessment of the daily drive.

What should I know about these neighbourhoods?

Scarborough is enormous and varied — the east end, toward Guildwood, West Hill, and Highland Creek, tends to offer more of the detached housing stock first-time buyers are chasing, with established streets and proximity to the lake and Rouge parklands. It is also where competition is stiffest, because every east-end buyer is looking at the same streets.

Pickering blends established neighbourhoods with significant new development, particularly south toward the lake and around the GO station. It is a frequent landing spot for buyers priced out of Scarborough who want to stay on the Lakeshore East line.

Ajax continues the pattern eastward — established residential areas, newer communities, and a waterfront that anchors the town's identity. Buyers often find their budget stretches slightly further here than one stop west, which is exactly why the trade-off conversation (commute vs. house) matters.

Across all three: visit on a weekday and a weekend, walk the streets around any home you are serious about, and pay attention to the things listings cannot show you — traffic patterns, noise, and how the street feels at night.

What are realistic expectations at around $600,000?

Let us set them clearly, because honest expectations are what separate successful first-time purchases from exhausting ones:

  • You will compromise on something. At this budget, every buyer does — finishes, lot size, age of the home, exact location, or building type. Decide in advance which compromises you can live with for five to ten years.
  • Move-in ready and detached rarely coexist at this price. If the listing looks turnkey at this budget, ask why — and inspect thoroughly regardless.
  • Pre-approval is non-negotiable. In competitive pockets, offers come with tight timelines. Know your ceiling, your monthly comfort zone, and whether your lender treats condo fees, if any, the way you expect.
  • Closing costs are real money. Land transfer taxes, legal fees, moving costs, and immediate repairs add up. Budget beyond the purchase price.
  • The "perfect" home is a myth; the right home is not. The right home fits your budget, your commute, and your five-year plan. Everything else is negotiation.

I am a REALTOR®, not a mortgage professional — your lender should run your personal numbers, including how any new-build incentive affects your approval. But as someone who works these streets: prepared buyers win here. Get pre-approved, know your non-negotiables, and be ready to act when the right one appears.

Frequently asked questions

Can I buy a detached home in Scarborough, Pickering, or Ajax for around $600,000?
It is possible but competitive — typically older or smaller detached homes in established neighbourhoods. Many buyers at this budget find a freehold townhouse offers more space and less competition.

What is the difference between a freehold and a condo townhouse?
A freehold townhouse you own outright with no monthly condo fees. A condo townhouse carries monthly fees for exterior maintenance and common elements, which affect your carrying costs and mortgage qualification.

Do first-time buyer incentives apply to new builds in Pickering and Ajax?
The federal GST/HST rebate (up to $50,000) and Ontario's expanded relief (up to $130,000 combined) apply to qualifying newly built or substantially renovated homes anywhere in Ontario, including the east end. Confirm your eligibility with your accountant before relying on them.

Which GO stations serve these areas?
The Lakeshore East line serves Guildwood, Eglinton, and Scarborough stations in Scarborough, plus Pickering GO and Ajax GO.

Is it better to buy now or keep saving?
That depends on your numbers, not the headlines. Get pre-approved, understand your monthly comfort zone, and compare the cost of waiting (rent, potential price and rate movement) against what you can buy well today. A mortgage professional can model both paths.
