Rent or Lease a Home in the Greater Toronto Area
Renting is not a lesser decision than buying — it is a different one, and it deserves the same care. Whether you are relocating to the GTA, arriving as a newcomer to Canada, living between homes during a sale, or simply not ready to buy yet, the right rental protects your budget, your commute, and your quality of life. I help renters across the Greater Toronto Area find homes that actually fit how they live.
How do you help renters find the right fit?
I start with your real life, not just a bedroom count. For a retired client with back issues, that meant a stair-free walkout basement with in-unit laundry and no snow-removal responsibility. For a relocating family, it might mean school zones and a reasonable commute. For a newcomer, it might mean a neighbourhood with community connections and transit access. Tell me what your days look like, and I will shop for the rental that supports them.
What should I watch for in a GTA lease?
Read the lease before you sign — every clause. Confirm what is included in the rent (utilities? parking? laundry?), how maintenance requests are handled, and the rules around guests, pets, and smoking. In Ontario, the standard lease form applies to most residential tenancies, and anything beyond it should be reviewed carefully. If a landlord asks for anything unusual upfront, ask questions before you agree.
What costs come with renting?
Beyond the monthly rent, Ontario landlords typically require first and last month's rent as a deposit. Budget also for tenant insurance (strongly recommended), utility hookups where they are not included, and moving costs. I walk my renter clients through the full first-month picture so there are no surprises.
I am new to Canada — can you help me rent?
Yes. Newcomers often face a specific challenge: no Canadian credit history and no local references. I help you present your application in the strongest possible light — employment letters, proof of funds, and references from your home country where applicable — and I connect you with landlords who are open to working with newcomers. Settling in is hard enough; the housing search should not make it harder.
I am a landlord — do you work with property owners too?
Absolutely. If you own a rental property in the GTA — a basement unit, a condo, a house — I can help you find qualified tenants, prepare the listing, screen applications, and put a proper lease in place. Good tenants protect your investment, and a careful process finds them.
What areas of the GTA do you cover for rentals?
Across the region: Toronto, Etobicoke, North York, Scarborough, Vaughan, Markham, Richmond Hill, Aurora, Newmarket, Mississauga, Brampton, and Durham Region including Pickering and Ajax. If your search area is in the GTA, I can work it.
How do I avoid rental scams?
If a deal looks too good to be true, slow down. Never send money before seeing the property in person, be wary of landlords who cannot meet or who pressure you to decide immediately, and verify that the person collecting rent actually has the right to lease the unit. As your REALTOR®, I verify listings and landlords as part of the search — one more reason not to hunt alone.
Frequently asked questions
Do I need a REALTOR® to rent?
You are not required to have one, but it costs you nothing as a renter in most cases — the landlord typically pays the leasing commission. What you get is someone who knows the market, spots red flags in listings and leases, and negotiates on your behalf.
What documents do landlords usually ask for?
Typically: proof of income or employment, a credit check, photo ID, and references. If you are retired, pension or investment income documentation serves the same purpose. Ask what is needed before you apply so you can prepare.
Can I rent with pets?
Many landlords accept pets, though some buildings and units restrict them. In Ontario, "no pets" clauses in leases are generally not enforceable — but being upfront with the landlord avoids conflict later.
What if I need a short-term or interim rental?
Between-homes situations are common — after a sale, during a renovation, or while waiting on a new build. I help clients find flexible interim options so the timing works instead of stressing.
How do I know if a rental listing is legitimate?
Look for complete listing details, real photos (not stock images), and a landlord or listing agent willing to show the property in person. Never wire money sight unseen. As your REALTOR®, I verify listings before we book showings.
How quickly can we find something?
It depends on your criteria and the season, but motivated renters who are ready with their documents move fastest. Have your proof of income, ID, and references prepared before we start touring.
