Buy or Sell Land in Essa, Tottenham & New Tecumseth, Ontario

by Heather Harding

North of the GTA, past the subdivisions, the market changes completely. In Essa, Tottenham, and New Tecumseth — and the surrounding townships of Simcoe County — you are not just buying a house. You are buying land: its size, its shape, its soil, its servicing, and what the zoning allows you to do with it. Whether you are searching for a character home on an acre or selling a rural property your family has held for years, this is a different discipline from buying in town.

What should buyers know before purchasing acreage?

Start with servicing. Many rural properties run on private wells and septic systems rather than municipal water and sewer — and those systems need to be inspected, understood, and budgeted for. Ask about the age and condition of the well and septic, and get them evaluated by qualified professionals during your conditional period. Then look at zoning: it determines what you can build, whether a secondary suite or basement apartment is permitted, and how the land can be used. Never assume — verify with the township.

What does "character home on 1+ acres" really mean?

It usually means an older brick or frame home — sometimes a century old — on a generous lot with mature trees, outbuildings, and privacy. These homes have qualities you cannot build new: craftsmanship, proportion, land. They also have realities you should price in: older electrical, older plumbing, and maintenance that comes with age and acreage. A thorough home inspection, plus separate well/septic evaluations, is not optional here — it is the foundation of your offer strategy.

How is selling a rural or estate property different?

Rural properties take longer to match with the right buyer, and the marketing has to work harder. Good photography matters even more when the land is part of the appeal — buyers need to see the lot lines, the outbuildings, the tree cover, the approach. Pricing needs to reflect both the home and the land, and that means comparables drawn carefully: acreage sales nearby, not just house sales. If you are managing an estate sale, you also need someone who handles the process with patience and clarity from start to finish — estate and power-of-attorney sales are a particular focus of my practice.

Can I build on vacant land in these townships?

Sometimes — but "vacant land" and "buildable lot" are not the same thing. Zoning, lot size minimums, environmental setbacks, road access, and servicing all determine whether a parcel can hold a home. Before you buy land to build on, confirm the zoning with the township, understand what permits will be required, and talk to a builder or planner about realistic costs. I help land buyers ask these questions before they commit, not after.

What about commuting from this far north?

Tottenham and New Tecumseth sit within reach of the GTA via Highway 400 and Highway 9, and many residents commute south daily. Essa is similarly connected. Be honest with yourself about the drive — do it at rush hour before you buy, not after. For buyers working hybrid schedules, the trade-off of space and privacy for a longer commute often makes sense. For daily downtown commuters, it deserves a hard look.

What if I am selling land but not sure what it is worth?

Rural land pricing is part data, part judgment. Recent acreage sales nearby are the starting point, but adjustments matter: road frontage, soil and drainage, existing structures, and development potential all move the number. I provide sellers with a clear, evidence-based pricing opinion — and I will tell you honestly when holding is smarter than selling right now.

Frequently asked questions

What is the minimum lot size I should look for?

It depends on your goals. If you want privacy, room for outbuildings, and space between neighbours, one acre (43,560 square feet) is a common benchmark. Smaller rural lots exist but check zoning minimums for any future plans.

Do rural properties always have wells and septic?

Many do, though some areas have municipal servicing. Never assume either way — confirm servicing for the specific property and have private systems professionally inspected.

Can I have a basement apartment or secondary suite?

It depends on the township's zoning and licensing rules. Some municipalities permit secondary suites; others restrict them. Verify before you buy for that purpose.

How do I sell a family farm or estate property?

Start with a conversation. I will walk the property with you, give you an honest read on how the land and buildings position in the current market, and handle the sale with the care a family property deserves — including guidance on timing, presentation, and pricing strategy.

What are typical closing costs on rural purchases?

Similar to urban purchases — land transfer tax, legal fees, title insurance — plus the cost of well/septic inspections and sometimes a survey. Budget for these upfront.
