Buy a Home in Vaughan, Ontario

by Heather Harding

Vaughan is not one market — it is several. Woodbridge has its established Italian-Canadian character and mature streets. Maple is full of growing families and newer subdivisions. Kleinburg offers village charm with estate-style properties. Concord sits close to the 400 corridor with strong commuter appeal. And the Vaughan Metropolitan Centre, with its subway connection into Toronto, has reshaped what is possible for buyers who want urban convenience without a downtown address.

Where in Vaughan should I buy?

It depends on your life, not just your budget. Commuters often gravitate toward the VMC subway or the GO stations; families tend to prioritize school zones and parks in Maple or Woodbridge; buyers wanting character and space look toward Kleinburg. Before we tour a single property, we talk about your daily routine — where you work, how you get there, what your weekends look like — and narrow the search to the neighbourhoods that actually fit.

Should I buy a new build or a resale in Vaughan?

Vaughan has plenty of both, and each has real trade-offs. New builds — condos around the VMC, townhouses and detached homes in newer Maple subdivisions — offer modern finishes, builder warranties, and sometimes incentives. But you are buying from floor plans, closing dates can shift, and the final price often climbs with upgrades. Resale homes let you see exactly what you are getting, in an established neighbourhood with mature trees and known commute times. There is no universally right answer; there is only the right answer for your timeline, your risk tolerance, and your budget.

What should first-time buyers know about Vaughan?

Vaughan's entry points are typically condos and townhouses near the VMC or along the major corridors. Get your pre-approval before you fall in love with anything, understand the full monthly picture — mortgage, property tax, condo fees where they apply, and insurance — and keep a reserve beyond your down payment and closing costs. As your REALTOR®, I will also make sure you understand what the builder's or seller's paperwork actually commits you to before you sign.

How competitive is the Vaughan market?

It varies by segment and season. Well-priced detached homes in sought-after pockets can still draw multiple offers; condos and townhouses often give buyers more room to negotiate. The right strategy depends on the specific property and the current conditions around it — which is exactly why you want someone reading the comparables with you, not just sending you listings.

What about buying pre-construction?

Pre-construction can work well in Vaughan's growth areas, but go in with your eyes open. Review the builder's track record, understand the deposit structure and interim occupancy (and what it costs), and have your lawyer review every document before your cooling-off period ends. I walk my pre-construction buyers through each of these steps — excitement is fine, but paperwork comes first.

What costs should I budget beyond the purchase price?

Plan for land transfer tax, legal fees, title insurance, and a home inspection — typically 1.5% to 4% of the purchase price in total. On new builds, ask about development levies and closing adjustments, which can be significant. I give every buyer a written closing-cost estimate before they write an offer, so the full picture is clear upfront — no surprises at the lawyer's office.

Frequently asked questions

How much do I need for a down payment in Ontario?

For homes under $500,000, the minimum is 5%. Between $500,000 and $999,999, it is 5% on the first $500,000 and 10% on the remainder. At $1 million and above, 20% is required. Your lender will confirm your exact numbers.

What are closing costs on a purchase?

Budget roughly 1.5% to 4% of the purchase price beyond your down payment: land transfer taxes (Toronto has its own additional tax, but Vaughan does not), legal fees, title insurance, and adjustments. I provide my buyers with a full closing-cost breakdown before they offer.

Can I buy a home while selling my current one?

Yes. We coordinate your purchase and sale closing dates, and your lender can discuss bridge financing if the timing does not line up perfectly.

Do you work with newcomers to Canada?

Absolutely. I help newcomers understand the buying process, connect with the right mortgage and legal professionals, and find neighbourhoods where they can put down roots.

Should I get a home inspection as a buyer?

Yes, in almost every case. An inspection reveals what the listing cannot — the age of the roof and furnace, the condition of the foundation, and any safety issues. In competitive situations we discuss strategy, but skipping an inspection should always be an informed choice, never a rushed one.

Which areas of Vaughan do you serve?

All of them — Woodbridge, Maple, Kleinburg, Concord, the VMC area, and everywhere in between, plus the wider GTA.
